3. Submit an application

What we will do

We will register the application when enough information has been provided. Once we have done this, we will send a letter of acknowledgement and issue a list of construction stages when you should notify us so that we can undertake an inspection  (known as an Inspection Service Plan). This initial list of inspections will be adapted at our discretion to reflect the phasing of the works, site issues, remedial works etc.

What you will need to do

Submit plans and documents to fully illustrate that the proposed works demonstrate compliance with the Building Regulations. This should include the following, where relevant:

  • Location plan
  • Site plan (existing and proposed) showing site boundaries and setback dimensions
  • Geotechnical survey information where applicable
  • Structural Calculations and design details from a competent and suitably qualified structural engineer (e.g MIStructE, CEng MICE)
  • Floor plans (existing & proposed)
  • Elevations (existing & proposed)
  • Sections
  • Construction details (e.g structural, construction element junction details, thermal bridging details)
  • Construction notes/specification
  • Energy efficiency calculations (e.g SAP calculations for new dwellings)
  • Part M access statement and design information
  • Drainage plans
  • Any other information necessary to demonstrate compliance

Note - your  application must be fully registered before any work starts on site. If work starts before the application is registered, it is considered unauthorised works and a Regularisation application will be required.

If the submitted application and plans are found to be insufficient or defective, the council may reject the application. Where this happens, the application is of no effect and any works which have already started may be considered unauthorised works. We advise that works do not start until the application has been Granted or Granted with Requirements.

We will calculate your application fee based on the information submitted and the resources required to process your application and oversee the works.
